RE-BOOKING LEYDON LETTINGS STUDENT HOUSES IN CANTERBURY
for the Next Academic Year

We ask our current tenants to consider re-booking in October.  Enquiries for the following academic year begin in September (when you have just moved in) and end in January.  Most of our enquiries are from November to January.  By the third week of January we are normally fully booked for the following academic year. 

If you are unsure as to whether you would like to re-book, your house may still be available later, but there is a chance that another group will view and book it before you - so you could lose the opportunity to keep your house.. 

We prefer to give our current student tenants priority to rebook the house they live in.  This does require students to sign a contract for the following academic year by the end of November at the very latest.  We cannot hold a house for students without a signed contract.

Below are some notes on re-booking and the procedure.

 

Booking Information

     
Loyalty Discount

If you book for the next academic year by the end of November we offer a loyalty discount.  Rents go up each year due to inflation and this year in particular, due to the increased interest rates.  We offer a discount on the increased rent – not your current rent.  If you wait until December to sign the contract we may no longer offer this discount.

   
Contracts

Contracts for the following year need to be signed by the end of November.  If you wait until after November we no longer offer loyalty discounts and you run the risk of your house being booked by another group.

     
Booking Fee

 The admin fee for re-booking is £125 per person. 

   
Deposit / Advanced Rent
Tenancy Deposit Solutions

Where deposits are required, your deposit will be carried over.  Any new Assured Shorthold Tenancy deposit will be protected under the rules via TDSL (Tenancy Deposit Solutions Limited).
Renamed My Deposits

Where no deposit is required an advanced payment of £325 rent is payable.  This is simply an advanced portion of the rent ordinarily payable on 1st June 2008 when the first payment of rent for the new contract is due.  Instead of paying say £725 in June you deduct £325 and only pay the blance of say £400 in June in this example

   
Change of
Group Size

If any group wants to re-book, but one or more persons wish to leave, you need to find suitable replacements quickly.  We will try to hold your house for you, but may be obliged to let it to another group. 

We do not normally let to individuals unless a houesemate drops out.  However all houses are normally booked by the third week of January.

If your group reduces or increases in number and you should want a house with more or fewer rooms, we may be able to provide this.  We currently let to groups of 4, 5 and 6, in houses with 4-8 bedrooms. Zone Mapis a useful link here.

 
 
How to book your house for the following academic year:

EMAIL LEYDON LETTINGS
 

One person from the group should email Leydon Lettings to confirm that the group would like to remain in the house.  At this stage please also confirm which bedroom you will be occupying, particularly if you are swapping rooms or which house if you are swapping houses.

CONTRACT VIA EMAIL
 

Leydon Lettings will email a copy of the contract to all members of the group.  This will include updated prices and there may be a few changes to the contract from your previous one.

 
 
 
3
DATE FOR SIGNING THE CONTRACT
 

Once you have read the contract email Leydon Lettings with a date every member of the group is available to sign the contract.  You must all be present.  If one person is unable to attend we may be unable to sign the contract.

GUARANTOR FORM
 

Print out the online guarantor form and ask your guarantor to complete and sign your form. Either give this form to Leydon Lettings by the date of signing the contract or post to: Leydon Lettings, 46 Oakwood Road, Canterbury, Kent, CT2 0LX.

STANDING ORDER FORM
 

Print out, complete and sign your standing order form - this must be completed and signed by the person paying your rent, if this is a parent please make sure their details and signature are on the form. Either give this form to Leydon Lettings on the date of signing the contract or post to: Leydon Lettings, 46 Oakwood Road, Canterbury, Kent, CT2 0LX.

RE-BOOKING FEE
 

Ensure that you pay the £125 re-booking fee.
Do this either by bank transfer/deposit into our account or by cheque (posted to Leydon Lettings address or provided when the contract is signed). 
Re-booking fees need to be paid in full by the time of signing the contract.

SIGNING THE CONTRACT
 

Leydon Lettings will come to your house to sign the contract with all members of your group.

THE HOUSE IS YOURS
 

Your house is then booked for you for the following academic year.
