COMPLAINTS – during the year we receive many complaints most of which are seasonal. Here are a few recurring scenarios. 
TAKE A MOMENT TO READ NOW TO AVOID DIFICULTIES LATER.

Our web site fault finding http://www.leydonlettings.co.uk/faultfinding.html answers most FAULT queries as follows:

September “Internet will not connect”
 

  “Various appliances do not work:  washing machine;  dishwasher;  heating and thermostat, oven “

Reports of bedroom door key missing, window lock key missing, patio door lock key missing – often borrowed but not returned to lock.

            Trades people unable to access bedrooms to carry out defects reported upon arrival due to locked bedroom doors.
Neighbour complaints about party noise (following reunion), rubbish, inconsiderate parking, etc - do not let this be you!

October .

“Returned from Reading Week - locked out - key left behind or lost”

 

“My Student Loans is delayed.” (be sure to apply in good time).
“Please confirm receipt my late payment I keep asking you but you have not confirmed yet!.”  Be patient and allow time for your bank payment to clear and for us to process your payment in due course.

November

“my shower or kitchen sink drain is blocked”.  During the summer we pour drain un-blocker down most drains to ensure they are clear of hair and fat. 

 

It takes a couple of months for drains to build up again with hair from showering before blocking.

 

Kitchen sinks likewise depending on whether you rinse dishes with detergent and hot water before pouring fat down the sink.

Drains blocked:

Probably caused by fat products rinsed down the sink or hair clogging the pipes.  Purchase a sink and plug hole unblocker from any supermarket and pour it down the affected plug hole.  Be sure to follow the instructions on the bottle carefully.  These can be dangerous particularly where acid is the solvent to dissolve the grease.  Pour slowly and carefully and wash you hands thoroughly afterwards.

December

  prior to inspections attracts complaints that vacuum cleaners do not work. – ensure the bag is empty the filter is clean and the hose is not blocked and it will work.

January

“Unlock doors - returned home and left key at parents house. Or lost keys. “

 

“My Student Loans is again delayed.”

February

“The house is reserved by a new group of students – I did not realize I had to reserve the house by November!” (despite warnings)

April

“Unlock doors - have returned home and left key at parents house. Or lost keys. “

June

“The house was already dirty upon arrival in September” - despite professional cleaners documents to prove otherwise.  The condition upon the first to arrive is what matters.  The last to arrive may well be disappointed by the mess made by their fellow early to arrive housemates

 

Shower glass covered in scale and scum causing damage to door when consequently too stiff to open. 

Oven covered in baked on carbon. 

Freezer not defrosted nor clean. 

Freezer turned up too high resulting in over frosting and drawers becoming frozen to surrounding ice, damage caused to moving parts in attempt to dislodge ice without properly defrosting.
            Bedroom door keys missing, window lock keys missing, patio door lock keys missing – often innocently borrowed but not returned to the lock.
