STUDENT HOUSES - I am on my own!  Can you help?

LEYDON LETTINGS POLICY IS TO LET TO GROUPS OF STUDENTS AND NOT INDIVIDUALS, HOWEVER we will let if...:


Current tenants wish to remain a further year but are "orphaned" by departing housemates resulting in insuficient students to rent the whole house.

Current housemates drop out during an academic year creating a substitute vacancy for new individual students - See LEAVING EARLY dropping out


Leydon Lettings buy a new house part way through an academic year with vacancies on completion of sale .

Leydon Lettings renovate an existing or new student house before occupation part way through an academic year with vacancies on completion of work.

It is important to establish the correct number of vacancies before viewing a house, e.g. if there are two or more individual friends viewing the same house.

BEFORE SELECTING A HOUSE TO VIEW

Check:

Is your selected house one requiring full summer rent?

Or, l only half summer rent?

 

Is your house no deposit of full deposit of £325 each (non refundable)

In any event a non refundable admin fee of £125 each is payable upon reserving any house.

First quarter’s rent is due in June 2009 OR from the point of reserving or arriving during an academic year.


 
 

 

BEFORE BOOKING A VIEWING

Before booking an appointment to view a house please make sure of the following:

  • You have given up some time to look at the details of the house on our website.
  • You can afford the admin fee, advanced rent/deposit, rent and bills package.
  • You don't want a specific bedroom already occupied.
  • You have s a parent/guardian/other willing to act as guarantor.
  • You are ready and able to pay the admin fee of £125 upon booking the house as well as £325 advanced rent or deposit.
  • You know the location of the house.
  • You telephone to confirm your viewing one hour beforehand.
  • When arranging a viewing if you know in advance you are likely to say yes or do not want to risk losing it come prepared to pay (first to pay secures the house).

ARRANGING A VIEWING


Go to the viewings diary to applicable November to January At other times of the year just suggest a day and time convenient to you and we will meet you as close to your suggestion as possible
Choose two or three dates and times when you are able to view.
Leydon Lettings will try to meet you at the house at your preferred time. 
In the heart of the viewing season it is very busy be prepared to be flexible.

This link will ask you for your contact details.
Leydon Lettings will then contact you with regards to viewings. 
Remember to state your preferred viewing days and times.

Unfortunately Leydon Lettings are unlikely to collect and take you to viewings. 
Use the map location link alongside each property for instant house location / directions.

Type in your postcode and the postcode of the house to view for directions

VIEWING THE HOUSE

A representative of Leydon Lettings will meet students at the house and show you around.

RESERVING A HOUSE CAN BE LIKE A CONTRACT RACE

To reserve a student house upon seeing it, each housemate must pay £125 admin fee
Delays in reserving risks others reserving your house before you.
It is prudent to telephone and email confirmation of your reservation.
Houses have been lost literally by seconds.
During the peak viewing season demand is high.
Leydon Lettings accept the first able to pay. 
It is therefore prudent to bring a means of payment with you.

DETAILS

If there is more than one individual the one person needs to take responsibility to be a lead tenant
Lead tenants should then email Leydon Lettings on info@leydonlettings.co.uk
Lead tenants should email the following information:

    1. Address of the house you would like to reserve.
    2. Names in full of all housemates; their email addresses; (college and home) and telephone number; (mobile and home) of every person in your group.
    3. List which bedroom each person is occupying. 
      If you do not know the bedroom number, describe the location: .First /ground floor, rear /front large etc.
      We identify it  the location from your description.

Standing Order Forms:
Print and complete the STANDING ORDER FORM
Ensure to use the bank details of the person who will be paying your rent if other than the tenant. 
If this is you, use your account details and sign the standing order form.  
If this is a parent, ask them to complete the form with their bank details and signature.

If you are unsure of the amounts to enter on the standing order form, just ask and we will assist with completing your form.
Or, request details or wait to use the 'guide to rents' on the final draft of your contract.

Post:
Please post your guarantor agreements and standing order forms to Leydon Lettings prior to signing the contract or bring them with you upon signing the contract.

ARRANGE APPOINTMENT TO SIGN CONTRACT

Please visit the Viewings Diary to find a suitable time to sign the contract. 
Every member
of the group must be present at the same time for the contract signing.  Email Leydon Lettings with a choice of two appointments that everyone is able to meet.  Leydon Lettings will then email back to confirm an appointment time. 
Allow a minimum of one hour for signing the contract to enable us to fully answer your questions.
Please do not arrive at the signing stating, "I have a seminar shortly will this take long? "
Instead arrange an appointment when you have sufficient time.

SIGNING

Sign the contract with Leydon Lettings and the house is officially yours.

KEYS

You receive all your keys upon the first housemates' arrival.
