STUDENT HOUSE INSPECTION CHECK LIST


We want you to enjoy a clean fully functioning house from the moment of the first of your group to arrive.
Occassionally we will let you down by not providing the highest standards. This can occur where we have back to back bookings - one group leaves at the same point as another group arrives allowing minimal time for inspection.

Please report any defects as soon as practicable after your arrival.

At the risk of appearing legalistic we prefer to be up front with you about expected cleaning standards.
Do note, if you are not first to arrive, your house may not look as fresh as it did when the keys were released to the first arrival(s). 
This can occur when one tenant arrives in July and is perhaps not the cleanest housemate.

Later the other housemates arrive, say in September,
"Surprise surprise... we're back... oh!" "Hey guys... those mouldy pizzas were already there - honest!".

To avoid such disputes,the first to arrive should tick all boxes below indicating the house condition upon arrival.

We will note your comments for future reference and arrange for defects to be remedied where appropriate. 
Copy and paste your findings on the template below (exel format) and email or as an attachment or print and send it to us.

If you find any burn marks on carpets (cigarettes and pressing iron) please count these and describe the location and add your notes to the list.

At the end of your tenancy we simply compare original with final inspections coupled with your notes to determine any dispute. 
The process is very matter of fact so feel free to list any defects in bullet point falchion
We do not take your comments personally (unless you are rude, unreasonable or upset our staff).

We welcome your positive comments as to how we can improve our service to you. 
If your house is not properly cleaned at the outset we will arrange a cleaner for you without charge.

If your bins are not empty we will arrange for them to be emptied so you can start to use them immediately.

If your bins are full at the end of the tenancy we send you the clearer's invoice to remove all rubbish bags remaining.
If your property is not properly cleaned when you leave, we send you the cleaner's invoice to restore the house to the original condition.
At the end of each quarter we carry out an interim inspection.
Do ensure the house is ready to inspect, especially prior to viewings if this is your final year with us.

To assist you with cleaning we provide you with a free cleaning pack consisting of the following: 
Mr Muscle oven cleaner, bathroom mouse, descalant, carpet cleaner, furniture polish, a pack of vacuum bags for your Henry vacuum cleaner, a bottle of chemical drain cleaner , spare energy light bulb(s), small brush for removing scale from shower trays, glass doors and runners all contained in a plastic storage box.

If we have to pay contractors to remove scale from shower doors and tiles, and built-up carbon from ovens, you are likely to receive an invoice for the cost.  This is why it is important to carry out regular cleaning rather than leaving it all to the end as many do.

Whilst your house should be sparkling clean upon arrival, after a year or two many students forget having become accustomed to the build up of scale in showers and carbon in ovens.  Students often say, "it was like that already", until in some instances being embarrassed when reminded that the item was brand new and so could not have been "like that already".   Leydon Lettings thus recommend you note the condition at the outset. We provide a checklist of the condition at the outset as we understand it.  Often one cannot see defects until actual occupation. This is why we ask you to report within a reasonable time anything we may have neglected to list.  This document is a point of reference in any future dispute.  We cannot blame you for something which you have drawn to our attention; you cannot allege it was already there if you fail to draw it to our attention when invited.  We think this is the fairest way to protect everyone's interests.  If you think this is unfair we are very open to alternative suggestions at the outset, but less open after damage occurs.

Due to the demand for cleaners during July we have to prioritise what to do first:

A. Houses in reasonable condition (not perfect) with no significant questions arising - return deposits straight away.
B. Houses with new tenants arriving imminently ensure these are clean first before C..
C. Houses with rubbish outside or with a query inside - least priority. Do these after priorities A. and B. are finished.

We advertise that rubbish removal, cleaning and damages do cause delays in returning deposits.

The average cost of cleaning ranges between £0 and £250.  This is determined by the time taken by the cleaners.

Provided no one is soon due to arrive to reside you would ordinarily be given an opportunity to return to finish cleaning.
