STUDENT TENANT LIFE CYCLE CALENDAR
 
The following is a guide to a student tenant life cycle for the first two years from arriving at university in September year one.
 
You might notice that even where a student resides for only one year we are involved for almost two years due to the advanced booking.
 

Year one -


First year students

SEPTEMBER

First year student arrives lives in halls for one year

Second year students return to college. 

Students establish friendships. Consider: could I share a house with this student for a whole year? 

(Bullying is not tolerated in any house and could result in police action and eviction). 

It is better to select housemates with caution at the outset.

See what your potential student friends are like under pressure before agreeing to share a house.  If someone is unreasonable, dominating or overly selfish at the outset beware!

OCTOBER

Student housemates form groups of friends who may be suitable housemates.

Students determine what they can afford and whether they prefer ensuite or non-ensuite bedrooms. 

Ideally students want the best locations which are always reserved first.

Students should be aware of the criteria for reserving a house. 

Is a deposit required, how much is the admin fee? 

How do I pay, will the landlord keep the house for me if Ican't afford to pay until my student loan arrives during January?


Organized students browse accommodation web sites early to rent the best house before other students.


Wise students arrange viewings for late October and early November and do not delay in signing contracts.

NOVEMBER

DECEMBER

Students reserve and sign contracts, before leaving Canterbury for Christmas vacation.

These students can relax and enjoy their holiday having secured their house for the following year.

JANUARY

Many students still house hunting but viewing fewer available houses.
Some students having left it too late make rash decisions.

Meanwhile those students who reserved houses early are deciding who is having which bedrooms - not where to live!

Many contracts still to be signed by students.

Appointmnet to sign contract (no need to bring draft as a new copy is provided for each party to the contract)

FEBRUARY

No vacancies left.  One or two students have fallen out and groups seek substitute replacement tenants.

MARCH

 

APRIL

Students leave for Easter Vacation

May

Reminder that first Quarter's rent is due next month.  Chase up standing orders not confirmed.

JUNE

First Quarter's rent due less any advanced rent paid when reserving the house.

Reminder to inform landlord if students intend to arrive in July. See link Moving in

Detailed letter from Leydonlettings to each housemate with details of manuals and things you need to bring with you e.g. to use the internet connection.

Year two - Second year students:

JULY

Full rent tenants arrive - Second year students return to Canterbury. 

Some third and final year students return at this point (often joined by second year students).

Third year students may have swopped house from year two or may be continuing in the same house from year one.

Second quarter's rent due

Confirm whether continuing the tenancy for a second year.

NOVEMBER

Viewing houses where students fail to confirm intention to remain for a second year.

DECEMBER

Viewing houses where students fail to confirm intention to remain for a second year.

 

Students leave for Christmas Vacation

JANUARY

Viewing houses if students are leaving or confirming intention to remain for a second year.

Third quarter's rent due

FEBRUARY

Students viewing houses, reserving houses and signing contracts before leaving for Christmas vacation

MARCH

Students viewing houses, reserving houses and signing contracts.

APRIL

Students leave for Easter Vacation

Fourth and final quarter's rent due

House inspections

MAY

Letters to tenants remainding them of the need to clean the house ahead of the final inspection at the end of the tenancy.
