UCCA TERM DATES - START AND END DATES

RENT PAYMENTS ARE NORMALLY PAID IN LINE WITH STUDENT LOAN RELEASE DATES

“Is there a certain point at which we must sign the contract (a date)”

Yes this is normally shortly after reserving the house but before Christmas is good.

“When is the deposit due”

This is due soon after reserving the house – some students find it difficult to get this together straight away, in which case let us know and I will see what we can do to help

“is the deposit refundable”
Yes the deposit is refundable within 10 days of the end of the contract

“and does it [deposit] come out of our first rent bill?”

Deposits are not part of the rent.

In addition to initial deposits, rent is payable quarterly in full for the quarters commencing 1jul, 1Oct, 1Jan, 1 Apr.

However, the actual payment dates do not correspond exactly with the quarters as follows:

01Jun 2010 – quarter payment Jul Aug Sep The 1st payment is due on 1 Jun, one month in advance of the contract start date avoiding last moment delays

01Oct 2010 - quarter payment Oct Nov Dec The 2nd payment is due four months after the 1st payment landing on 1 Oct - just in time for the normal loan release date during late September

12Jan 2010 - quarter payment Jan Feb Mar The 3rd payment is due on 1 Jan unless Student loan dependant in which case you may pay in line with normal student loan release dates

21Apr 2010 - quarter payment Apr May Jun The 4th payment is due on 1 Apr unless Student loan dependant in which case you may pay in line with normal student loan release dates

Normal student loan release dates are the same date as the start of term date and collected upon returning to university at the start of each term.

So:

At the end of your first or second academic year, before departing for the summer holiday between say May to July, you will not receive a student loan - you pay summer rent from other than student-loan funds.

Your October quarter rent is payable when you return after the Summer holiday in late September; you will  at that point normally receive your loan.

In January when you return after the Christmas holiday between say 10 to 12 january you will  at that point normally receive your loan.

In April when you return after the Easter holiday (Easter can vary by a few weeks each year) you will at that point normally receive your student loan.
