STUDENT HOUSES - WHEN TO START LOOKING?
Viewings for student houses in Canterbury begins earnestly in November.
By January Leydon lettings is sold out with respect to the following academic year.
This is very soon after the beginning of your first academic year.
So begin your search early - start to establish your group before November!
If you wait until November to form a group you will reduce your choice of house. |

CHOOSING STUDENT HOUSEMATES
Find housemates you wish to live with not merely to make up numbers.
If you are set on a 6 bed house, but have fewer housemates; quickly find 6 housemates.
It is important to establish the correct number of housemates before viewing a house. Leydon Lettings only book groups for houses to February.
From March onwards any single rooms available we will let to individuals .

Leydon Lettings offer 4 bedroom, 5 bedroom and 6 bedroom student houses.

BEFORE BOOKING A VIEWING
Before booking an appointment to view a house please make sure of the following:
- You have the corrent number of friends for the house.
- Everyone in your group has looked at the details of the house.
- Everyone can afford the admin fee, advanced rent/deposit, rent and bills package.
- You don't all want the same bedroom.
- Everyone in the group has a parent/guardian/other willing to act as guarantor.
- Everyone in your group is ready and able to pay the admin fee of £125 upon booking the house as well as £325 advanced rent or deposit.
- You know the location of the house.
- You telephone to confirm your viewing one hour beforehand.

ARRANGING A VIEWING
Go to the viewings diaryto find when your potential house is scheduled for viewing.
Choose two or three dates and times when everyone in your group is able to view.
Leydon Lettings will try to meet you at the house at your preferred time.
In the heart of the viewing season it is very busy be prepared to be flexible.
Better still start student house hunting early!
Email Leydon Lettings using the link entitled, arrange a viewing.
This link will ask you for your contact details.
Leydon Lettings will then contact you with regards to viewings.
Remember to state your preferred viewing days and times. |

RESERVING A HOUSE CAN BE LIKE A CONTRACT RACE
To reserve a student house upon seeing it, each housemate must pay £125 admin fee
Delays in reserving risks others reserving your house before you.
It is prudent to telephone and email confirmation of your reservation.
Houses have been lost literally by seconds.
During the peak viewing season demand is high.
Leydon Lettings accept the first group able to pay.
It is therefore prudent to bring a means of payment with you.
If you view in November cheques are acceptable
After November we may insist upon cleared funds.
Cleared funds means cash or evidence of direct or online bank payments.

DETAILS
One person in the group needs to take responsibility to be lead tenant
Lead tenants should then email Leydon Lettings on info@leydonlettings.co.uk
Lead tenants should email the following information:
- Address of the house you would like to reserve.
- Names in full of all housemates; their email addresses; (college and home) and telephone number; (mobile and home) of every person in your group.

List which bedroom each person is occupying.
If you do not know the bedroom number, describe where in the house it is.
We will be able to identify it the location from your description.

DRAFT CONTRACT
Housemates send email confirming a house reservation
Leydon Lettings then email a DRAFT copy of the contract to each housemate.
This draft contract is also available on our website.
Read the contract to ensure you are happy with everything as soon as you receive it.
Delays in paying the holding deposit risks others securing your house instead.
If there is anything you are concerned about just email or telephone.

DEPOSIT / ADVANCED RENT
Deposit: Whilst most houses now require no deposit some of our more luxury houses require each person in the group to pay a £325 security deposit. This is refunded at the end of the contract term.
Advanced Rent: Where a deposit is not required you instead pay the £325 advanced rent payable upon securing the house, to be deducted from you first quarter's rent on 1st June in any year. Many students like this idea as there is less to pay on 1st June.

DOCUMENTS
Pre-Tenancy Questionnaires:
Each member of the group must complete a PRE-TENANCY QUESTIONAIREform.
You can download this form hereor find it on the back page of the contract.
EMAIL this form back to Leydon Lettings promptly after answering the questions asked.
Guarantor Agreement Forms:
Your guarantor prints and signs theGUARANTOR AGREEMENTwith witness’s signature.
Standing Order Forms:
Print and complete the STANDING ORDER FORM
Ensure to use the bank details of the person who will be paying your rent.
If this is you, use your account details and sign the standing order form.
If this is a parent, ask them to complete the form with their bank details and signature.
If you are unsure of the amounts to enter on the standing order form, just ask
Or, request details or wait to use the 'guide to rents' on the final draft of your contract.
Post: Please post your guarantor agreements and standing order forms to Leydon Lettings prior to signing the contract or bring them with you upon signing the contract.

ARRANGE APPOINTMENT FOR SIGNING THE CONTRACT
Please visit the Viewings Diary to find a suitable time to sign the contract.
Every member of the group must be present at the same time for the contract signing. Email Leydon Lettings with a choice of two appointments everyone is able to meet. Leydon Lettings will then email back to confirm an appointment time.
Allow a minimum of one hour for signing the contract to enable us to fully answer your questions.
Please do not arrive at the signing stating, "I have a seminar shortly will this take long? "
Instead arrange an appointment when you have sufficient time.

WHAT TO BRING WHEN SIGNING THE CONTRACT
When you come to sign the contract please bring with you:
- Completed and signed standing order form (if you have not already posted this).
- Your completed and signed guarantor form (if you have not already posted this)..
- Any deposit and/or admin fee or advanced rent still to be paid.
- Photocopies of your student ID cards (photocopied onto one sheet is easier)
