Tips to make student arrivals more enjoyable and less stressful prior to and upon arrival.

ARRIVAL


Email the Date and Time of Arrival

Whether you move in during July, August or September, you need to email Leydon Lettings on info@leydonletting.co.uk, with the date and time of your arrival at least FOURTEEN days before your arrival date.  If you wish to celebrate your re-union of studnet housemates please consider noise levels, likewise following birthdays and exam results: Noise Pollution


Access to the House

We will meet the first student tenant to arrive in order to let them in the house. Any tenants to arrive after the first student tenant should liaise with the the first student tenant to gain access into the house.  If the first student tenant is unable to let subsequent tenants into the house, please contact Leydon Lettings with the date and time of your arrival and we will arrange to meet you either at the property or at our office at Leydon House 49-50 Castle Street Canterbury Kent CT1 2PY

If you have not already done so please complete Leydon Lettings tenant test http://www.leydonlettings.co.uk/tenant-test.html.  Feel free to read the questions in advance.  The idea is that you familiarise yourselves with what is expected living in communities.  The hope is that you will be better than average tenants.  Provided you take the test you also receive a certificate of achievement at the end of your tenancy demonstrating to your new landlord or mortgage lender that you are a modael tenant!

Keys

Both the front door and bedroom door-keys will be in the back of your bedroom door or as otherwise arranged ready for your collection at our office. 

Without Notice

If you arrive without notifying Leydon Lettings of your arrival date and time, there may be a delay in meeting you and providing you with access to your student house.

INSPECT

Defects

Please check your house for any faults or defects upon your arrival and email these to info@leydonlettings.co.uk.  Please go to our Inspection check Form page for tips on what to look for.

Telephone and Internet

Telephone Line

A telepone line for your student house is already set up.  When you need the telepone number please e-mail Leydon Lettings.  Your telephone line is for incoming calls and internet access only.

Setting Up Your Internet

Although your telephone line is income calls only, the internet provider can still connect you to the internet. To work wirelessly you will need access to the information on the back of the router located as stated on our web page related to your house. 

Most Leydon Lettings houses are hardwired enabling plug in and go. 
All Leydon Lettings houses are wireless internet ready. 

Setting Up Your Internet Cable

Leydon Lettings provides sockets for internet cables in every bedroom where hardwired internet is availble, should you choose a hard wired connection as opposed to wireless.

Introductory Welcome Pack

Leydon Lettings provides a welcome pack that should be in a drawer in the kitchen.  If it is not we can provide you with a new one.  Alternatively, most information in the pack is on the website at A to Z

If you are unable to locate various things in the house please visit the web page for your specific house and everything is listed with locations.

You may find a box with a number of freebies at your house.  Leydon Lettings has no obligation to refill this box, it is simply a gift to help make your initial move a little more smooth. Items may include:

  • Energy efficient light bulbs: please use these to avoid excessive use of electricity.
  • Vacuum bags: please do not use 'Henry' vacuum cleaners without bags in order to preserve filters.  Any problems with your vacuum cleaner please see Fault Finding.
  • Oven cleaner: do be careful with this and follow the instruction on the tin carefully.
  • Descaler: use for shower heads, toilet and sinks
  • Furniture polish
  • Bathroom cleaner
  • Carpet stain remover
  • Drain unblocking fluid: this is particularly useful for bath and shower drains to remove the build up of hair and so on.

Caution: Incorrect use of oven cleaners and drain unblocker can cause permanent damage for which you will be charged at the end of your tenancy.

Rubbish

Hot Water and Heating

If you are having trouble locating your hot water and heating controls please click on to your property and its all there!.  This will list all Leydon Lettings houses.  Click on your house and this will show where the hot water and heating controls are, as well as the thermostat.  Remember that the thermostat must be turned up for the heating to come on.  If you have trouble setting the timer or any other problem, please contact us.

Switches

Be Careful What You Switch on and off.  Isolation switches (without sockets and usually a red top to the switch itself) should be left on.  Some washing machines, once switched off may fail upon switching on again due to the setings being lost.  For how to resolve this issue please visit Fault Finding

If certain appliances do not work, try looking for the nearby isolation switch.  High level switches: e.g. showers these are normally placed high up on the wall on a wall outside of the bathroom / ensuite. 
Low level switches: e.g. ovens, washing machines and dishwashers these are likely to be above the work top or under base units near the appliance.  If the red top of the isolation switch is showing this normally indicates that the appliance is switched on.

Payment Options

Standing Orders

If your rent is being paid by standing order (by student or a parent), please check that it has left your account on the due date.  If it has not please email Leydon Lettings immediately to inform us and arrange an alternative payment method.

Arranging Your Own Payments

Please arrange student payments, to arrive on the rent due dates.

Annual Payment Discount
Anyone paying their rent annually in advance may qualify for a discount.  In order to qualify for this your rent must be paid by 1st June before arrival.

Late Payments

If you are unable to pay your rent on the due date, please contact Leydon Lettings by email immediately. 

Late Payment and Reminder Fees

If your rent becomes overdue and Leydon Lettings have not heard from you despite efforts to contact you, we may apply a late payment fee in accordance with your contract.  If we have to send you reminders we may also charge for reminders, as per the contract.  Any fees are applied at our discretion.  If you communicate with Leydon Lettings yoy are unlikely to pay late fees. Leydon Lettings never want to apply fees, fees are designed to motivate students to pay on time or to reason with us.
