STUDENT DEPOSIT AND KEY RETURN

Provided each tenant provides Parental Guarantors and we are confident of your ability to secure the house we are unlikely to require a deposit.  Where a deposit is required we like to return deposits promptly and in full. In the unlikely event deposits are required the procedure for the return of deposits is outlined below:

Tenants inform Leydon Lettings of the date the house will be vacated of all possessions and cleaning finished. 

If this date is before the end of the tenancy agreement, we are able to return your deposits early. If one person only is leaving early we cannot return that persons deposit until the other members of the group have also left. 

If any tenants wish to remain beyond the end date of the tenancy they need to obtain written permission from Bob Leydon or Nina Leydon.

Leydon Lettings inspects the property.  Everyone needs to have moved out completely before we can inspect, with all belonging removed.  

If any members of the group have permission to remain beyond the end date of the contract, Leydon Lettings will carry out an inspection of the house after the end date of the tenancy, when the other members of the house have vacated.  The house needs to be cleaned thoroughly for this inspection.  The remaining tenants must agree to be responsible for all belongings and cleaning still to be done, before deposits can be returned to departed tenants.

Provided the property is clean and without damage (reasonable wear and tear expected) deposits will be returned within 10 days of all tenants vacating the property.

Deposit cheques are posted to your parents address as provided in your contract, unless otherwise requested.

If there is any damage or cleaning to be arranged by Leydon Letting this may delay the return of your deposits until the full costs incurred by Leydon Lettings can be calculated.
