Notify Leydon Lettings and your future housemates immediately.

Advertise your bedroom and ask your housemates to do likewise
Ask your network of student friends to tell others and to inform you of anyone looking to share a student house
Your house will be advertised by us on Leydon Lettings website.

Use websites such as : www.accommodationforstudents.com Leydon Lettings will list your house so you only have to point to it!
try also www.easyroommate.com
Advertise for student housemates only. 
This will ensure you do not have to pay Council Tax
It will also encourage compatibility
Put up posters around your university whee permissable and on electronic notice boards.

Ask any prospective tenants to contact Leydon Lettings on info@leydonlettings.co.uk. with their: name, email address, contact number and a date and time at which they would like to view the house (this must be at least 24 hours in advance of the appointment they would like)
 

When you are contacted by a prospective replacement, ensure you explain the costs involved and the set up of the house. Remember what attracted you to the house and try to convey this to the prospective tenant.

Prior to viewing Leydon Lettings ensure the house is clean. 

 

Tenants ensure the house is clean.  People are very reluctant to move into a house unless it is clean and tidy.

For compatibility housemates should ideally meet prospective tenants. However, during vacations this may not be practical due to distance and time and the need to secure substitutes without delay.

Leydon Lettings will email the prospective tenants decision to the original and departing tenants.
Inform Leydon Lettings providing contact details of the new housemate.  Ask new housemate to email Leydon Lettings to confirm their decision and contact details.

Leydon Lettings will email a copy of the contract for the prospective tenant to read.

Prospective tenant will need to pay an administration fee of £125 and advanced rent of £325 in order to book the house

Leydon Lettings organise a time to sign a new contract with the prospective tenant
If required in the absence of original housemates with their approval.
Students remaining suggust a date to sign a new contract with the new tenant & leydonlettings

All remaining housemates and new tenant sign a joint contract (subject to vacation availability).
