VACANCIES:
Students in one house, for example, may wish to join students in another house, for the next academic year.
Together merging students form a single group taking all the rooms in one house.
There could still be vacancies remaining requiring orphan students from a third group to merge with the first two groups.
Students, not currently Leydon tenants, may wish to join existing Leydon groups or form their own group.
VIEWINGS FOR VACANT ROOMS:
Leydon Lettings will arrange a viewing for house-mates from another house(s) to view, say, your house.
Where Leydon Lettings provide a limited offer or discount this may need to be accepted without delay.
This is so all can take advantage of the discount normally only available to those who reserve early.
If you are planning to remain you must transfer your admin. fees of £125 without delay.
Failure to pay the re booking admin. fee could result in the discount expiring.
If you are not planning to return next year please also confirm this.
Confirmations, mean Leydon Lettings can be certain of which houses or rooms are still available.
LEYDON LETTINGS POLICY IS TO LET TO GROUPS OF STUDENTS AND NOT INDIVIDUALS:
We do not normally let to individuals " orphans " before February in any year. We may be willing to do this where current tenants are "orphaned" by departing housemates.
We will only do this when EXISTING house-mates agree to find any REMAINING house-mates. This must be done in good time by the end November and certainly before the Christmas vacation.
The student viewing season for Canterbury is all but over by mid January in any year. Leydon Lettings do not leave it until January to reserve houses as this is too late and risks voids.
EXCEPTION:
It is easy to let a house in e.g. College Road to a ready made group without the additional effort of match-making. We are wiling to go out of our way to help you provided you play your part in filling any vacant rooms.
Where new student tenants join an existing group it is important that all students are made to feel welcome
For this reason we suggest you meet at uni for a drink and chat so you feel comfortable with each other.
It is the responsibility of the evolving group to find absent house-mates.
Do not expect Leydon Lettings to find house-mates for you or your group.
We are likely to be able help you in this way, but do not rely on this alone.

ADMINISTRATION:
As soon as we have a full quota of student house-mates you will be expected to quickly sign a contract.
The rent in College Road and other popular student locations is for a full twelve months.
The rent in many houses is reduced to half rent in July (or 25% discount July to Aug) depending on the house and its' location .
Each returning house-mate must provide a new parental guarantor form and standing order form as before.
We will provide these documents for students and parents to: complete, sign and return to Leydon Lettings.
