    1. OCOTOBER - If you want to reserve your house for a further year you need to inform Leydon Lettings by 31st October.   If you wait longer than this your house may be let to a new group.

    2. WHY SO EARLY?
      We need your decision to remain so we can allocate your house to you or new tenants. Student viewings begin by November.  Student enquiries end by January / February.  With a months absence during Christmas vacation there is no time to lose.

    3. UNSURE?
      If you are unsure as to whether you are returning, we will try to direct prospective tenants elsewhere. However if there are few other houses, in the absence of your decision we will need to show your house.

    4. FIRST REFUSAL
      Current tenants can remain, provided they have not upset the neighbours or breached the contract.

    5. Little or No Increase in Rents
      If you re-book your house by mid October there will be little or no increase in your current rents.

    6. Other Discounts
      Admin Fee  If you pay one whole years rent by 1st June prior to the contract start date, Leydon Lettings refund your admin fee. This can either be returned by cheque or deducted from the years rent.  payment options    An admin-fee is payable upon reserving your house for another academic year.

    7. Advanced rent is deducted from your first quarters rent.  It is NOT a security deposit but it is a holding deposit which converts to rent and this is allocated towards the first quarter's rent upon signing the contract.

    8. Administration fee.  Do remember that the administration fee is NOT included in either the advanced rent or deposit, it is in addition to any rent or deposit and is not refundable should you change your mind - so consider carefully whether you wish to reserve the house.  If you are not certain do not pay - this will tell us you are not serious and we will let to others.
    9. Leaving Possessions over the Summer
      Continuing tenants may leave leave their possessions in the house at the start of any subsequent tenancy and do not need to pay anything extra.  Tenants do this at their own risk.  Continuing tenants houses are not let in their absence.  Where a group of tenants at the start of the first tenancy wish to remain for the summer they may do so without charge. 
      Tenants enjoying sumer discounts - Unless you advise that you wish to move in at the start of the first tenancy and if summer rent is discounted in consideration for permitting the landlord to let to holiday-makers then your house could be let or remain empty over the summer period at the landlords disretion. 
      Full rent in summer means no summer-holiday-lettings and you can arrive from 1 July to reside and or leave possessions without permission.
    10. Cleaning
      An inspection will be carried out over the summer and other academic vacations and so you must leave communal areas to include hallways, bathrooms living room and kitchen to the standard shown inspection  
    11. Signing the Contract
      Contracts for the following year need to be signed by the end of November.  If you wait until after November we no longer offer loyalty discounts and you run the risk of your house being booked by another group.

    12. Looking for a New House Because of a Change of Group Size
      If any member of your group wishes to leave, or you want an extra person to join your group, you may wish to move to a house with more or less rooms. We might be able to provide such a house should you wish to remain with us.
      Do take a look at 4, 5 and 6 bedroom student houses.
    13. Staying in the Same House, But a Change of Some Group Members
      If any group wants to re-book, but one or more persons in the group do not wish to stay, you need to find suitable substitutes quickly.  We will try to hold your house for you while you find alternative house mates, but may be obliged to let to other groups.

    14. Note for Groups Comprising Continuing and New Tenants
      Please note that if you wish to replace some members of your group or move to a different house with extra house-mates, you may be required to sign the contract with your new house-mates before departing for the Christmas vacation.  After this time, we will try to steer other students away from your house to give you a chance to get your group together.  If there are no other available houses suitable for prospective students, then we will have to begin showing your house.  If we do not show your house and you do not find sufficient housemates, we could have an empty house on our hands or unfilled bedrooms within the house, for a whole year.
