Leydon Lettings specialise in letting to students.
The terms and conditions can be broadly summarized into three categories:

The start and end dates of the contract (i.e. duration of
the tenancy) |
The rent and deposit payable for the property in question (liabilities) |
Conduct during the tenancy (courtesy and
tolerance). |

Approached in a mature and responsible manner any problems or matters arising are unlikely to become major issues.
We expect:
You will pay rent and bills in full and on time.
You will be considerate to your fellow housemates and or neighbours.
You will comply with our agreement, e.g. :
promptly and properly remove and recycle your rubbish.

Essential fees and documentation to be provided prior to the start of any tenancy: |
| DEPOSIT (where required for a limited number of houses and circumstances). An initial holding deposit of £325 per occupant to secure the property which upon signing a tenancy agreement converts to a refundable security deposit in the event of damages, dilapidation and unpaid rent or bills. Security deposits are held and returned in accordance with any prevailing tenancy deposit protection rules. |

| STUDENT ID Proof of University status & student ID number (photocopy of student card is ideal) |

DURATION OF THE TENANCY |
|
Tenancies for students normally run from 1 July each year to 28 June the following year.
Unable to Take Up Residence After Signing the Contract or Leaving the House Before the End of the Contract Term:
If you sign a contract for this period and, for whatever reason, are unable to take up residence, or take up residence and later decide to vacate before the end of the contract term, you are still liable for the agreed rent. In this situation we ask you to find a replacement tenant. You can find people looking for rooms on web sites such as, www.flatemateworld.com and www.accommodationforstudents.com. Leydon Lettings may also pass accommodation enquiries on to you. Once someone has agreed to take your bedroom, signed the contract, paid the deposit (where required), admin fee and first quarters rent Leydon Lettings will return any surplus rent and deposit to you. Summer Rent During July and August:
Most students go home to parents during July and August. In consideration of this we normally agree for you to pay half rent for these months. In consideration for agreeing to accept half rent for July and August we reserve the right to let to holiday makers during these months. This enables us to recover some of the loss we suffer by agreeing to half rent. If you would prefer we did not let to others during your absence, or if you wish to remain over the summer, you have the option to pay full rent. Some houses are particularly popular even during summer - mainly those fairly close to colleges and where there are particular features like lots of ensuite bedrooms. These houses attract full rent over the summer regardless of occupancy. Nevertheless we may require additional access to effect repairs and maintenance in summer so as to minimize any disruption during term time. |

Leaving Possessions at the House During July and August in Your Absence:
If you request to leave possessions in the house over the summer, these will be locked in one bedroom until your return. Where you pay half rent the remaining rooms may be available to holiday makers or occupiers during July and August . We do not accept responsibility for any loss or damage to your possessions in any circumstances - you need to arrange you own insurance for the whole of the contract period (see links).. |

Suitable Alternative Accommodation During July and August:
Should the house you have booked be undergoing renovation during July and August we reserve the right to provide suitable alternative accommodation. We also reserve the right to provide suitable alternative accommodation in the event of flood, fire or other disaster or unforeseeable event at any time during your tenancy. |

DEPOSIT, RENT AND BILLS |
|
Payment of Rent and Bills
Rent and bills are normally payable quarterly in advance by standing order on the first day of June, October, January and April. Where a house is reserved earlier than the proposed date for occupation we may require a token payment of rent to be paid in advance. |

Overseas Residents
Unless overseas residents can provide a guarantor resident in the UK, we may ask you to pay one academic years rent in advance.

Jointly and Severally Liable
Tenants are jointly and severally liable to comply with the terms and conditions stated in the contract, including full and punctual payment of rent. This means that if one person in your group does not pay their rent, we are entitled to ask the other members of your group for the unpaid rent. This rarely ever occurs, but make sure that you trust your housemates to avoid being one of the few. |

Parental Guarantors
If you do not pay your rent we are entitled to ask your guarantor to pay instead. All guarantors technically stand side by side and are all responsible for all tenants, however, we would normally only recover loss from the guarantor connected with the tenant in default. |
|
Late Payment
Late payment of rent and bills may incur a fee of £35 for each occasion a standing order, cheque or other payment method is not paid into the landlord's bank account by the due date. Reminders of late payment may be charged at £15 per reminder, these will not exceed one every seven days and will only continue in the absence of a response. Please make sure your rent is paid in full and on time as we do not like charging such fees. |

Utility Bills
Tenants are liable for all utility bills including standing charges and water rates from the commencement of the agreement. We also offer an alternative bills package. If tenants subscribe to this package bills are not normally payable for the months of July and August, provided you are not residing at the house. Payment of bills commences on 1st September. Bills are payable quarterly in advance with your rent. Where we agree to provide a bills package, nevertheless, in certain circumstances we reserve the right at any time to insist you arrange your own internet provider and utilities. This could occur where the administration costs in our opinion are excessive. Where a tenant resides at the house for July and August bills are payable in full. Bills are payable quarterly in advance together with the rent payments. |

CONDUCT |
Conduct relates to your: neighbours, housemates and the house.
|
Housemates
To live in a harmonious household you should to be considerate to your housemates. This involves keeping the house clean and tidy (particularly in the communal areas). Be conscious of your personal hygiene as this can also affect your housemates. Be aware of noise levels when others in the house may be working or sleeping. If you want to bring guests back to the house, we are happy for you to do this provided your housemates are willing. Over night guests should stay no longer than two consecutive nights unless expressly agreed otherwise by the landlord and your housemates. |

Neighbours
Please consider noise levels, particularly late at night and in the early hours of the morning. Do be aware that no house is completely sound proof. If you are noisy even in your own house, your neighbours are likely to be able to hear you. You also need to be conscious of noise levels when coming home late at night. Complaints about noise are most likely at the start (reunion) and end (exams over) of a tenancy. Decide in advance not to cause such complaints! Visitors are often blamed for noise - they can jeopardize your tenancy with impunity so warn them in advance to be considerate! |

The House
We do ask you to look after the house itself. We expect reasonable wear and tear, but careless or wreckless damage is not acceptable. Do try and keep the house clean throughout the tenancy to avoid a build up at the end of the year. Inspections are carried out during the year to check on the upkeep. |
