Student Terms and Conditions

DEPOSIT

Seldom is a deposit required.

ADMINISTRATION FEE

A non-refundable administration fee of £250 is normally payable upon reserving a house.  This is reduced to £175 for continuing students renewing their contract.  Your admin fee may include student personal possessions insurance and the end of tenancy cleaning as well as vetting and guarantor administration etc.  Some houses are treated differently depending on landlor instructions.

STUDENT ID

Proof of University status & student ID number is required.

APPLICANT details

If you wish to reserve a Leydon Lettings house you will need to complete a pretenancy Application Form and return it by e-mail to enable Leydon Lettings to carry out referencing and credit checks.

STUDENT GUARANTOR FORM 

Every student must provide a UK guarantor.  Leydon Lettings will email students a guarantor form to be forwarded to your guarantor (usually a parent or guarantor).  Your guarantor completes, signs and returns a hard copy to Leydon Lettings.

STANDING ORDER FORM

You should print, complete and sign the standing order form found on our documents page.  If a parent is paying your rent, you need to ask them to do this.  Please post the original hard copy to Leydon Lettings.  We will make a copy and present the original to your bank, on your behalf.  If you have already submitted the form to your bank then mark the copy you send to us with the word "COPY".  We will not submit a copy to your bank, ensuring a duplicate is not erroneously the submitted.

STUDENT TENANCY AGREEMENT

Please download and read the contract.  Have a look at your chosen house to see which contract applies.  It will either be:

Gold contracts generally relate to houses with exceptional features: e.g. proximity to uni.

N.B. This is a joint tenancy agreement whereby all tenants are jointly and individually responsible for payment of all rent and care of the house.   This means that should one tenant damage the TV we are entitled to ask you all to pay.  Such damage is not limited to the person responsible.
