In addition to our four lettings and management services, Leydon Lettings, as a predominantly student letting agency, recognises that student and professional property management fees are not a one-size-fits-all.

Therefore, professional and student landlords, managing properties with Leydon Lettings, will receive separate lettings fees. This reflects the difference in workload for student and professionally managed properties.

Pre-Tenancy
Deposit Set-Up
Set-up an account with the Deposit Protection Service, or other chosen government-backed tenancy deposit scheme, on behalf of the Landlord. Landlord deposits received using the Full Management Service will be registered under Leydon Lettings deposit a/c.

Deposit Registration
Register the Landlord's and Tenant's details and protect the security deposit with a government-authorised scheme. Provide the Tenant with Deposit Certificate and Prescribed Information within 30 days of deposit or (partial deposit) receipt.

Mandatory HMO License Application
Compile documents and certificates to support any Mandatory Licence application before completing and submitting the application on the Landlord's behalf to Canterbury City Council for which a Mandatory License fee is charged (in addition to the Agent's fee).

Arrange compliant safety certificates, reports, tests, inspections, assessments and the like where applicable or upon renewal. Such certification carries onerous legal responsibility.

Renewal of Tenancy
Negotiate the renewal of the tenancy, amend and update any terms, and arrange for a further tenancy agreement to be signed.

Rent Review
Review the Properties current rent, condition, location, and popularity and advise the Landlord on a suitable comparable rent price, in line with the current market value, at the Landlord's request.

Serve Notices
Draft and send appropriate notices during the tenancy (e.g., Section 8 or Section 21 notice, or the like) at the Landlord's request.

Sublet Agreement
Advertise and/or conduct viewings and/or draw up a “sublet agreement” on behalf of the Landlord, at the Landlord's request.

  • Attempt to ensure work is carried out in accordance with works-specifications.

Financial Charges

Attend a vacant Property to check property condition, security of property and evidence of break-ins, collect and forward any mail, and the like, and report any findings to the Landlord, at the Landlord's request.
