Energy Ratings

  • See Energy Performance Certificates EPCs.
  • Properties are rated A through to G from most to least efficient respectively.
  • Started by the former Home information Pack H.I.P.s, EPCs are all that remain.
  • From 2018 properties with EPCs with a rating lower than 'e' (F & G) were prohibited - un-lettable.
  • From 2025 EPC ratings will need to comply with at least a 'C' rating for new tenancies
  • From 2028 all pre-existing tenancies must have at least 'c' rating to comply. I.e. D and E, will no longer comply.
  • Due to the time it takes to ensure compliance landlords should start early and not rely on last minute compliance to avoid disappointment and being unable to let properties.  In some instances such properties may become more difficult to sell until expensive compliance work is complete.
