Formerly these inspections were not required in the same way as gas certificates, but could be required under the HMO management Regulations.
A house let to to one or two people is not an HMO and thus until recently certification was not so strictly required, but why risk becoming responsible for a lack of due diligence particularly when it is so cheap to ensure a safe home?
Recent legislation now requires electrical safety checks at least every five years.
