Large HMO
- An HMO is any property with 3 or more people sharing some amenities, and at least one of whom is unrelated to at least one other .
- Originally A Large HMO was simply an HMO property with 5 or more unrelated tenants forming more than one household over three or more storeys and sharing some amenities.
- However, Since The Extension of Mandatory Licensing Act 2018 the word 'storey' was removed meaning any HMO with five or more tenants was subsequently classed as a large HMO and became simply a Licensable HMO.
- Therefore a Licensable HMO is now a home with at least 5 occupants at least one of whom is unrelated to at least one of the others.
- A small HMO is thus now simply a non-licensable HMO - a tenanted home with between 3 and 4 tenants at least one of whom is unrelated to at least one of the others.
- Two people never constitute an HMO regardless of their relationship.
