Agency Fees

Leydon Lettings are committed to providing our client landlords with fair and transparent fees. If you are unsure about any of the following, please contact a member of staff who will be happy to help. 

We offer landlords three different services depending on your requirements. Our service level fees are in addition to the setup and other fees and charges detailed below. 

Tenant Find Service:

75% incl. VAT (62.5% + VAT)

E.g. If the monthly rental was £1000 you will pay a fee of £750 inclusive of VAT. Should the agreed rental be higher of lower than £1000, then your commission fee will be correspondingly higher or lower than £750.

  •  Professionally photograph your property and arrange a floor plan
  •  Market the property through high profile sites (including Rightmove, Zoopla, Leydon Lettings website), in branch promotion
  • Erect a to-let board outside the property in accordance with the Town and Country Planning Act 1990
  • Provide guidance on compliance with statutory provisions and letting consents
  • Hold keys securely on the landlords behalf
  • Introduce prospective tenants to the property by way of accompanied viewings
  • Collect and remit initial months' rent received

 

Tenant Find and Rent Collection Service:

10.8% incl. VAT (9% + VAT)

E.g. If the monthly rental was £1000, you will pay a fee of £108 inclusive of VAT. Should the agreed rental be higher or lower than £1000, then your commission fee will be correspondingly higher or lower than £108.

All items detailed under tenant find in addition to:

  • Deduct commission and other works
  • Collect and remit rent received
  • Provide regular, detailed statements
  • Pursue non-payment of rent and provide advice on rent arrears actions

 

Full Management Service:

15% incl. VAT (12.5% + VAT)

%: E.g. If the monthly rental was £1000, you will pay a fee of £150 inclusive of VAT. Should the agreed rental be higher or lower than £1000, then your commission fee will be correspondingly higher or lower than £150.

All items detailed under tenant find and rent collection in addition to:

  • Certificate renewal
  • Deduct commission and other works
  • Advise all relevant utility providers of changes
  • Undertake two inspection visits per annum and notify landlord of the outcome
  • Arrange routine repairs and instruct approved contractors (providing two quotes) and provide out of hours contacts numbers
  • Serve relevant notices
  • Arrange inventory and check outs reports
  • Hold keys throughout the tenancy

Fees are negotiable for portfolio landlords. 

OTHER FEES AND CHARGES: START OF TENANCY FEES

Setup Fee (Landlords Share): 60% of the agreed monthly rent (inc. VAT)

  • Contract negotiation (amending and agreeing terms) 
  • Arranging the signing of the tenancy agreement
  • Arranging application forms
  • Referencing and credit checks for tenants and their guarantors (if applicable)
  • ID checks, including Right-to-Rent check in accordance with the Immigration Act 2014
  • Executing the tenancy agreemen
  • Advise on non-resident tax status and HMRC (if relevant)

Inventory Fee (landlords share)

Please request a schedule of fees from one of our independent inventory clerk. Price will vary depending on the number of bedrooms and/or size of the property and outbuildings.

Deposit Account Set-Up Fee (for non-management properties)

£60.00 (inc. VAT). Set-up an account with the Deposit Protection Service, or other chosen government-back tenancy deposit scheme, on behalf of the Landlord. Deposits for landlords using the Full Management Service will be registered under Leydon Lettings 

Deposit Registration Fee

£60.00 (inc VAT). Register landlord and tenant details and protect the security deposit with a Government-authorised Scheme. Provide the tenant(s) with the Deposit Certificate and Prescribed Information within 30 days of start of tenancy

DURING THE TENANCY FEES

Additional Property Visits

£48.00 per hour (inc VAT). To attend for specific requests such as neighbour disputes; more visits are required to monitor the tenancy; inspection of works instructed by the landlord; or any maintenance-linked visit.

Out of Office Hours Emergencies

£120.00 initial call out, £60.00 per hour thereafter (inc VAT). Emergency calls or call outs the agent is obliged to attend to between the hours of 23:00 and 07:00 and all day on Sundays and bank holidays.

Submission of Non-resident Landlords Receipts to HMRC

£72.00 (inc VAT) quarterly. To remit and balance the financial return to HMRC quarterly – and respond to any specific query relating to the return from the landlord or HMRC.

Arrangement Fee for Works Over £500.00

12% fee of net works cost. E.g. If the cost of the works was £1000, you will pay a fee of £120 inclusive of VAT. Should the cost be higher or lower, then your fee will be correspondingly higher or lower.

  • Arranging access and assessing costs with contractor
  • Ensuring work has been carried out in accordance with the specification of works
  • Retaining any warranty or guarantee as a result of any works

Arrangement Fee for Renovation Works Over £4000.00

18% fee of net renovation cost: E.g. If the cost of works was £4000, you will pay a fee of £720 inclusive of VAT. Should the cost be higher or lower, then your fee will be correspondingly higher or lower.

  • Arranging access and assessing costs with contractor
  • Ensuring work has been carried out in accordance with the specification of works
  • Retaining any warranty or guarantee as a result of any works

Obtaining more than three contractors quotes

£60.00 (inc VAT) per quote

Renewal Fees

From £60.00 (inc VAT) per tenant renewing. Contract negotiation, amending and updating terms and arranging a further tenancy and agreement

Certificates (full management only)

All prices are independent contractor fees and may vary:

  • Combined Energy Performance Certificate and floor plan: prices from £95.00 (inc. VAT)
  • Gas Safety Check: prices from £74.40 (inc VAT)
  • Electrical Condition Report: prices from £120.00 (inc VAT) depending on property size
  • Portable Appliance Test: prices from (£54.00 inc VAT)

Court Attendance

£100.00 (inc VAT) per hour plus expenses. (Minimum charge £300.00)
