Property Management in Canterbury – Why Trust Us?
Landlords trust us with property management in Canterbury because we not only offer property management, we also offer expert and knowledgeable advice; gained since 1987.
At Leydon Lettings, we understand that each landlord is different and requires support in different ways. Our team of dedicated property negotiators, letting agents and managers, can assist you personally to ensure you are given the right support when you need it most.
Since 1987, we have been finding homes for students and professionals in Canterbury. We want to give you a few reasons why Leydon Lettings should be your new letting agent.
Leydon Lettings Agency is a member of a number of leading regulatory bodies for the lettings industry. Letting agents are required to belong to a government-approved redress scheme to resolve disputes between letting agents and their customers. Leydon Lettings is a member of the Property Ombudsman Scheme (TPOS) – a free, impartial service.
Letting agents are not required to be qualified in order to let and manage houses. At Leydon Lettings, however, we train all our staff to become members of Propertymark, the UK’s foremost professional body for letting agents and the only one that requires the agent to pass exam qualifications. By training all our staff to ARLA Propertymark standards, landlords and tenants can be confident that we are an agent that can be trusted.
In addition, we are members of Safeagent (who ensure your money is protected) and the National Residential Landlords Association (NRLA).
We belong to regulatory bodies to protect tenant safety and landlord liberty.
Local knowledge and comprehensive marketing
We work specifically in Canterbury and the surrounding area enabling us to have excellent knowledge of the local market. Bob Leydon has worked hard to build a network of support and partners to ensure our brand reaches every corner of Canterbury. With experience letting large 6+ licensed HMOs to small one and two-bedroom apartments, our knowledge can be relied upon to offer fair and accurate information about your specific property and needs.
We market all properties across a variety of digital and print mediums, including the leading property portals such as Rightmove and Zoopla, as well as our agency website, window displays and exhibitions/events that we attend during the year.
Houses in Multiple Occupation (HMO)
When it comes to letting and property management, particularly HMO properties, we like to think we know a thing or two. For over 30 years, Leydon Lettings has been letting and managing HMO properties in and near Canterbury. As a team, we have years of experience and can offer landlords advice on property features, market appraisals, HMO licensing, legal compliance and day-to-day management. Our comprehensive property management package ensures our client landlords feel confident that their property is being well looked after from beginning to end.
Letting a large HMO? Here are a few helpful points to consider:
- As of 1st October 2018, HMOs comprising of five or more tenants must be licensed under the government's extension of mandatory licensing regardless of the number of storeys.
- Canterbury introduced Article 4 Direction which will curtail the number of student houses in Canterbury. If you are planning to change the status (use) of your property to an HMO, you must seek permission from Canterbury City Council. You will require a license if your HMO has five or more tenants.
Leydon Lettings specialises in letting and managing large HMOs. Our standards and best practice go above and beyond minimum requirements to ensure full compliance and tenant safety. We can assist you with making your property compliant, protecting you and your tenants.
