We're regulated

Leydon Lettings Agency is a member of a number of leading regulatory bodies for the lettings industry. Letting agents are required to belong to a government approved redress scheme to resolve disputes between letting agents and their customer. Leydon Lettings is a member of The Property Ombudsman Scheme (TPOS – a free, impartial service). 

Letting agents are not required to be qualified in order to let and manage houses. At Leydon Lettings, however, we train all our staff to become memebers of ARLA Propertymark, the UK’s foremost professional body for letting agents and the only one that requires the agent to pass exam qualifications. By training all our staff to ARLA Propertymark standards, landlords and tenants can be confident that we are an agent that can be trusted.

In addition, we are members of Safe Agent (who ensure your money is protected), The UK Association of Letting Agents (UKALA), The National Landlords Association (NLA) and The Residential Landlords Association (RLA). We belong to regulatory bodies to protect tenant safety and lanlord liberty.

Houses in Multiple Occupation (HMO)

When it comes to letting and managing HMO properties, we like to think we know a thing or two. For over 30 years, Leydon Lettings has been letting and managing HMO's in and around Canterbury. As a team, we have years of experience and can offer landlords advice on property features, market appraisals, HMO licensing, legal compliance and day-to-day management. Our comprehensive property management package ensures our client landlords feel confident that their property is being well looked after from beginning to end.  

Letting a large HMO? Here are a few helpful points to consider:

  • As of 1st October 2018, HMO's comprising of five or more tenants must be licensed under the governments extension of mandatory licensing regardless of the number of storeys. 
  • Canterbury introduced Article 4 Direction which will curtail the number of student houses in Canterbury. If you are planning to change the status (use) of your property to an HMO, you must seek permission from Canterbury City Council. You will require a license if your HMO has five or more tenants.
